Conveyancing Process for Purchase

 

Step 1: Contract Review & Due Diligence (Recommended)

Our Team reviews the Contract of Sale and Vendor Statement to ensure all legal terms and conditions are in order. We inform you of any recommended amendments or special conditions which can be negotiated with the seller's representative prior to signing of the Contract of Sale.


Through this step will assist you in conducting your due diligence to uncover any issues that may affect the property. 


We recommend making the Contract of Sale subject to Building and Pest Inspection to identify any structural or pest-related issues.


Step 2: Exchange of Contract of Sale

Upon execution of the Contract of Sale and Vendor Statement, the documents are exchanged between the parties. The Purchasers conduct the Building and Pest Inspections (if applicable) and organise their finances in preparation for settlement or 


Step 3: Settlement Preparation

Preparing for settlement involves coordinating with all parties involved, including the seller's solicitor and your Mortgagee. This step includes:

  • Calculating settlement figures: Determining the final amount due on settlement, including adjustments for rates and adjustable outgoings.
  • Lodging transfer documents: Ensuring all necessary transfer documents are prepared and lodged with the relevant authorities.


Step 4: Settlement

On the day of settlement, our team coordinates the transfer of ownership on your behalf.



Conveyancing Process for Sale

 

Step 1: Contract Preparation

Our team prepares the Contract of Sale along with the Vendor's Statement (Section 32). This document provides important information about the property to potential buyers.


Step 2: Marketing Period & Exchange of Contracts

During the marketing period, our team works closely with your Real Estate Agent to assist any prospective purchasers with their queries. 


Upon your acceptance of the Offer, your Real Estate Agent provides the executed Contract of Sale to the parties and their legal representatives. 


Step 4: Settlement Preparation

Our team prepares for settlement by coordinating with all parties involved, including the buyer's solicitor, your mortgagee (if applicable), and any relevant government authorities.


Step 5: Settlement

On the day of settlement, our team represents your interests and ensures a smooth transfer of ownership to the buyer.
