Settlement Process for Purchasers


Step 1: Contract Signing

You negotiate and sign the Contract of Sale. We recommend consulting with our team to ensure your Contract of Sale is subject to any relevant conditions prior to execution.

Step 2: Due Diligence

Conduct thorough due diligence, including building and pest inspections, to identify any potential issues with the property. If there are any issues identified, you may be able to renegotiate further for the issues to be addressed.

Step 3: Finance Approval

Work with your financial institution to secure finance approval, ensuring all necessary documentation is in order.

Step 4: Settlement Preparation

Our team organises relevant searches and certificates to prepare Statement of Adjustments along with completion of all documents required for settlement. 

Step 5: Settlement

Our team coordinates settlement with all parties involved, ensuring a smooth transfer of ownership on the agreed-upon settlement date. 


Settlement Process for Sellers


Step 1: Listing 

Prepare your property for listing with your Real Estate Agent, including obtaining necessary documents such as a title search and zoning certificates.


Step 2: Contract Execution

Once an offer is accepted, the Real Estate Agent will exchange the executed Contract of Sale between the parties.


Step 4: Preparation for Settlement

Upon the Contract being unconditional, our team prepares for the settlement by ensuring the Statement of Adjustments is accurate. You will need to organise a Discharge Authority with your Mortgagee (if applicable) to allow us to communicate with the Mortgagee on your behalf.


Step 4: Settlement

Our team coordinate settlement with the buyer's representatives, ensuring all conditionsare met for a successful transfer of ownership.


Tips for Purchasers Prior to Signing the Contract of Sale

  • Conduct Building and Pest Inspections: Before signing the contract, arrange for professional building and pest inspections to identify any structural issues or pest infestations.
  • Review Body Corporate Records: If purchasing a property affected by a Body Corporate, review the body corporate records to understand any ongoing maintenance and/or financial obligations.
  • Check Zoning and Development Plans: Research the zoning of the property and any nearby developments that may impact its value or your enjoyment of the property.
  • Verify Title and Ownership: Obtain a title search to confirm the seller's ownership of the property and identify any encumbrances or easements.
